Selling and Renting Out Luxury Homes in the Moscow Region Becomes More Difficult: Rental Supply Surges by 38 Percent While Demand Grows by Just 8 Percent, Demand for Large Homes Declines

Moscow — Statistics indicate that it has become more difficult for owners of expensive real estate in the Moscow region (Podmoskovye) to sell their homes or rent them out. In the rental market, supply grew by 38 percent year-on-year in the first quarter of 2026, while demand increased by only 8 percent.

According to the Russian daily Kommersant, the bulk of supply is concentrated along the Rublyovo-Uspenskoye Highway, which accounts for 48 percent of all high-budget cottages offered for rent. Homes along the Novorizhskoye Highway make up 41 percent of the listings.

The average floor area of a rented house has decreased by 20 percent, dropping to 783 square meters. According to experts, this is explained by the largest homes being washed out of the market, along with growing demand for more compact properties due to their optimal rental cost and reduced utility and maintenance expenses.
